Phase One: Site Work & Existing Building Rehabilitation
The site work for this project included clearing, grubbing, and partial building demolition of the existing 26,000 square foot industrial-zoned property acquired by AJFMAF Realty, LLC.
After we completed the site clearing and trash removal, TRI Construction was ready to move onto the existing building structure that was slated for rehab. Rehabilitation consisted of numerous building items, such as masonry repairs to walls, and adjusting existing window and door openings. Structural modifications to the existing garage door opening were made to widen the height and width, making way for a much larger garage service entrance.
A new epoxy-applied insulated rubber roof system was adhered to the existing concrete hollow-cored plank roofing. Both interior and exterior painting and finishes throughout the building was completed.
TRI Construction converted a dilapidated property that looked to be beyond repair and turned it into a fully-functional 2,500 square foot customized, efficient, and operable business structure.
Phase Two: Site Work, Substructure Foundations & Utilities for the Proposed Building
In the second phase of the Hyde Park Project, TRI Construction was responsible for the installation of all building footings, foundations, drainage system, water, sewer, and fire pipe utilities.
Excavation and concrete foundations are being installed as 2017 comes to a completion, setting the way for the start of phase three for early spring of 2018.
Phase three will consist of the installation of an 11,000 square foot pre-engineered metal building, which will span completely over the existing masonry building to fully encapsulate the recently rehabilitated building from phase one. Other components of phase three include site finishes that include parking lot construction and paving services.
